West Broadway Neighborhood Association seeks a new or existing business to occupy our 1,978 square foot, ground floor retail space at 1577 Westminster Street, available starting September 1, 2018.
This light filled, first floor space had originally been built as a small market and café, but WBNA welcomes a broad range of commercial uses including shops, start-ups, or other entities offering compelling services that will add to the diversity of businesses in the neighborhood.
We will also consider dividing the 1,978 square foot space into two separate, leasable, 980 square foot spaces, if interest reflects a need or preference for that option. Inquiries are welcome for either size/scenario.
1577 Westminster Street’s available ground floor space features central air conditioning, 1.29kW solar panels to help offset electrical expenses, and an additional 591 square feet of basement storage. Base rent for the first floor and basement storage is $2274/mo. Lease is five year, triple net; see rent schedule here.
The mixed-use building, designed by Kite Architects and constructed in 2010, is the result of a collaboration between WBNA and SpurwinkRI, two organizations that came together with the express purpose of creating a place that would contribute positively to the community. WBNA owns the first floor retail space, while SpurwinkRI owns and manages the upper floors as affordable housing for individuals with disabilities.
In 2004, 1577 Westminster Street was the site of a former auto repair shop that had been vacant and blighted for years. WBNA purchased this property with an aim to help rebuild a neighborhood main street and provide much needed services to our community.
