REQUEST FOR PROPOSALS ANNOUNCED JUNE 14, 2018
West Broadway Neighborhood Association seeks proposals for a new or existing business to occupy our 1978 square foot, ground floor retail space at 1577 Westminster Street, available starting September 1, 2018.
This light filled, first floor space had originally been built as a small market and café, and was home to Fertile Underground and, most recently, Hope & Thyme. For this current Request for Proposals (RFP) process, WBNA welcomes submissions for a broad range of retail uses including shops, start-ups, or other entities offering compelling services that will add to the diversity of businesses in the neighborhood.
We are particularly interested in proposals that “display an ability to boost the local neighborhood economy, and that both identify a need in the area and propose a solution to this need.” This community-based business would be a service or retail business that is open to and interfaces with the public to support WBNA’s SWELL (Shop, Work, Eat, Live and Learn locally) economic development focus.
WBNA will also consider dividing the 1978 square foot space into two separate, leasable, 980 square foot spaces, if proposals reflect a need or preference for that option. Submissions are welcome for either size/scenario.
1577 Westminster Street’s available ground floor space features central air conditioning, 1.29kW solar panels to help offset electrical expenses, and an additional 591 square feet of basement storage. The first site walk-through is scheduled for Thursday, June 21, at noon, and anyone interested in applying to the RFP is welcome to attend.
The mixed-use building, designed by Kite Architects and constructed in 2010, is the result of a collaboration between WBNA and SpurwinkRI, two organizations that came together with the express purpose of creating a place that would contribute positively to the community. WBNA owns the first floor retail space, while SpurwinkRI owns and manages the upper floors as affordable housing for individuals with disabilities.
In 2004, 1577 Westminster Street was the site of a former auto repair shop that had been vacant and blighted for years. WBNA purchased this property with an aim to help rebuild a neighborhood main street and provide much needed services to our community.
